BREEAM is one of the most recognised systems for assessing buildings from the point of view of sustainability in the world.
It was created in the UK as a response to the need for sustainable construction at all stages of a building’s life cycle, from design through construction to use and demolition.
BREEAM is based on European standards with the possibility of adapting them to local standards. The certificate is awarded by BRE (Building Research Establishment) on the basis of materials and a report prepared by a licensed assessor.
BREEAM takes into account a number of issues that characterise a building or rental space, including but not limited to:
- Quality of the internal environment
- Energy efficiency
- Accessibility of urban transport
- Building materials
- Management of building operation
- Water and waste management.
In the BREEAM certification process, may be assessed an newly designed buildings (BREEAM NC) existing buildings (BREEAM In-Use), renovated buildings and rental space (BREEAM RFO)
BREEAM IN-Use certificate
BREEAM In-Use is a multi-criteria certification system for existing buildings that have been in use for a minimum of 2 years. The certificate assesses both the pro-ecological solutions applied in the building and the effectiveness of facility management.
Office, retail, industrial, residential, hotel and school buildings, such as facility management companies, may be subject to the certification process.
BREEAM New Construction certificate
BREEAM New Construction is a multi-criteria system for assessing the quality of newly designed buildings, which is currently a standard in the real estate industry in Europe and worldwide used by investors and developers.
Offices, retail, industrial and residential buildings as well as any other type of building by prior agreement with the certification body can be certified
BREEAM RFO certificate
BREEAM Refurbishment and Fit-Out is a multi-criteria system for assessing the quality of renovated buildings and rental space.
Offices, retail, industrial, residential, hotel and school buildings, as well as newly designed and re-arranged rental areas, can be subject to the certification process.
The building and the building manager can obtain a BREEAM certificate on one of six levels, depending on the number of points obtained:
